Are you employed by the Contractor?
Yes – we have been appointed by Dawnus Construction to undertake Energy, Sustainability, Code for Sustainable Homes and BREEAM for Domestic Refurbishment consultancy services in support of the detailed design and construction for two neighbouring schemes in the London Borough of Wandsworth. In total the development consists of 9no. new-build townhouses, 7no. new-build and refurbished flats.
When did you become involved?
Right after planning was granted. We worked with the team to agree a more practical energy strategy than the one proposed pre-planning and determine the most appropriate sustainability delivery strategy. After discharging the planning conditions relating to energy and sustainability we have continued to have a day-to-day involvement within the design and build team, providing on-going support to ensure the energy and sustainability targets are met.
What were the key environmental targets for the schemes?
The scheme is targeting Code for Sustainable Homes Level 4 for all new-build dwellings and BREEAM for Domestic Refurbishment ‘Very Good’ for the refurbished flats. Achieving a 25% reduction in regulated CO2 emissions compared to Part L 2010 is also a key target.
What is your approach to achieving the carbon reduction target?
Due to the small number of dwellings on site and the limited opportunities for renewables, nearly all of the carbon savings have to be achieved through energy efficiency. We modelled every dwelling on site and developed a number of energy efficient design options that would meet the requirement.
These options were then presented to, and discussed with, the client and project team in order to help them select the best strategy for the scheme. We continue our involvement throughout detailed design and construction to assist with ongoing changes.
What are the benefits of interacting with the project team throughout the project?
By keeping involved throughout detailed design and construction we are able to minimise the risk of the environmental targets not be achieved and to offer solutions as the project is delivered. By validating key construction and procurement decisions as they are being made we are also able to flag up potential issues early and ensure the energy and sustainability targets do not veer off course.
